Bluewater Realty LLC Short term rental terms and conditions:
- The booking must be made by anyone 21 years of age or older.
- Number of guests must not exceed occupancy amount for this property so please make sure to state exact amount of guests when booking. Guests 15 years of age and older are considered adults.
- There are no pets allowed in condo during your stay.
- No visitors or guests are allowed into condo during stay - Building Rules. No exceptions.
- All ADULT guests must submit a photo of their drivers license or passport after booking by attaching to message thread for building registration.
- The credit card used for payment must match the name of one of the guests staying in condo.
- The name on booking must also match one of the guests staying in condo.
- Guests accepts responsibility to properly maintain property during occupancy and agrees to replace or repair and pay for any breakage, damage, loss or excess cleaning fees caused by guest during occupancy.
- Check out procedures include taking any trash to trash room, all dishes in dishwasher and all keys/wristbands left in condo on kitchen table at 11am check out time.
- (NIGHTLY RENTALS) Building only allows check in between 4pm and 10pm. We will not be able to check you in before or after that time. Please plan your flights/drive arrival time accordingly.
- (NIGHTLY RENTALS) Building Management preforms the check in process. Each adult guest that has been registered in advance of arrival by drivers license or passport must sign building rules during check in and will be given a wristband that needs to be worn or carried with them while moving throughout the building, that activates the doors in lobby to elevators up to condos, in from pool on 10th floor, in and out of Gym on RG level and into elevator room from garage if you are self parking a car. This wristband also shows security in lobby that you are registered and allowed to go up to condo so each guest must have this with them at all times while moving throughout building. These wristbands are not to be given/shared to unregistered guests/visitors or security will have the authority to cancel the booking and evict all guests with no refund on the spot. Security/building mgmt. also has authority to cancel booking and evict all guests with no refund if an alteration occurs between guests and security or excessive noise complaints.
- There is no smoking of any kind inside any of our properties. Smoking outside on the balcony is allowed with all sliding glass doors shut. If smoking of any kind is done inside the property there will be a $250 fee to professionally remove the smell no exceptions. Please make sure to close sliding glass balcony doors.
- If guest should cancel booking at anytime (even within full refund period of cancellation policy) they will be charged a 8% booking fee on any amount paid thus far for our credit card fees and refund fee that we can not replenish.
- Guests waives, discharges and agrees to hold harmless owner/agent from all damages or injuries arising from or related to guests stay at property, including without limitation, any accidents or injury to guest along with loss of money, jewelry or valuables of any kind. Guest is responsible for for keeping guests valuables safe at all time and removing all personal belongings at time of check out. By booking this property you are agreeing to all short term rental terms and conditions as explained above.
MONTHLY RENTALS ONLY - ALL ADULTS must fill out an application after booking with valid Drivers Licenses or passports for building approval. The forms require a social security number to check background report, the building will not accept any prior arrests for approval. The fee for this is $50 per adult. It takes 3 business days for approval. We will send you the applications to each adult comings email address and they can be signed online.
